How the Real Estate and Property Score Is Calculated

The overall score is a weighted average across four indicators. Nomadino calculates: real estate and property score = foreigner ownership rights × 0.30 + affordability × 0.30 + transaction costs × 0.20 + gross rental yield × 0.20.

Nomadino uses normalized indicator scores on a 0 to 100 scale, where higher means better conditions for buying, owning and using real estate. Foreigner ownership rights and affordability receive the highest weights because a country is fundamentally weaker for buyers if foreign private individuals can only purchase with major restrictions or if residential property is extremely expensive relative to income.

Transaction costs remain clearly included, but are weighted lower because they mainly describe the one-off entry cost of buying. Gross rental yield is also weighted at 20%, so recurring income potential remains visible without allowing high yields alone to dominate the ranking. High yields can be attractive, but depending on the market they can also reflect risk, lower liquidity or weaker property security. If an indicator is removed with the checkbox, Nomadino divides by the sum of the remaining weights, preserving the relative importance of the active indicators.
