Compares how open a country or territory is to foreign private real-estate buyers. The raw value is a Nomadino 0-100 point value for legal and practical ability to buy, hold and resell ordinary residential property. Higher values are better and the score equals the raw value. Purchase prices, rental yields, transaction costs, taxes and broad property-rights security are kept separate.

How the Raw Value Is Calculated

The raw value is a Nomadino 0-100 point value for foreign real-estate ownership rights. It evaluates how freely foreign private individuals can legally buy, hold and resell ordinary residential property. Higher values mean more open ownership rights; the score equals the raw value.

The calculation combines six components: direct ownership rights count for 35%, approval and procedure barriers for 20%, property-type and area restrictions for 15%, post-purchase rights for 10%, equal treatment compared with locals for 10%, and land-register or legal practice for 10%.

90 to 100 points indicate broadly open acquisition of ordinary residential property. 70 to 89 points mean generally open ownership with clear approvals or limited exceptions. 50 to 69 points indicate material restrictions by property type, area or status. 30 to 49 points mean ownership is usually realistic only with residence, approval, a company structure or high thresholds. 1 to 29 points indicate narrow exceptions, leasehold or usage-right models. 0 would mean broad exclusion of foreign ownership.

Purchase prices, rental yields, transaction costs, ongoing taxes and general property-rights security are not included. Those factors can matter for real-estate decisions, but they are separate or neighbouring Nomadino indicators. This keeps the raw value focused on one question: can foreigners acquire and practically keep property ownership?

Country values are checked against national land-register, cadastre, real-estate and investment rules where public official information is available. For international plausibility, Nomadino uses OECD foreign-investment restriction data, UNCTAD investment-law resources, World Bank Business Ready, World Bank governance values, the International Property Rights Index and Women, Business and the Law.

For dependent areas and small territories, Nomadino uses the local real-estate rule where it is visibly autonomous. Where no separate robust rule is available, the value is checked against the administering state, local register practice, territorial exceptions and comparable territories.
